North Kingstown RI December 2013 Year End Home Market Report  

Single family real estate market data for December 2013 and for a recap of the year 2013 for North Kingstown, RI is provided by Ginny Lacey Gorman of RI coastal real estate.  The month of December 2013 home sales are as follows:

  • Properties currently active on the market: 132 
  • Single-family properties closed in December 2013: 24 
  • Average sales price: $ 379,000
  • Sales price to list price ratio: 96%
  • Average days on the market: 84
  • Sales currently pending: 26

North Kingstown home absorption rate for December is 5.5 months of home inventory (a normal market would be 5-7 months of   anything under 5 months of inventory is considered a seller’s market).   We have not seen this change in the real estate market in years!

  • Home absorption is the amount of time it will take to sell all the homes currently on the market without any additional homes being added to the current home inventory.
  • Breakdown of the 24 North Kingstown sold homes is as follows for the month: 10 homes sold under $300,000,3 homes sold between $300,000-$400,000 and 11 homes sold over $400,000.  The over $400,000 market was the surprising strongest market in home sales in December.

 The North Kingstown RI 2013 real estate single family home market has been a strong selling market with the number of home sales up 32% over 2012!

Even home sale prices have stabilized with just a +.1% increase in 2013 over 2012 yet they are on the plus side which is good for sellers.  Stabilization of home prices, higher list price to home sale price and decreased days on market are important factors in this real estate market.  The average square foot cost of a 2013 North Kingstown home sold is $180/sq.ft.
